Local developer Lake Union Partners recently broke ground on their Grand Street Commons project, a joint venture with HAL Real Estate and Mount Baker Housing. The project sits on a 3.2 acre site at the intersection of Grand Street and Rainier Avenue in the Rainier Valley (technically the very southern end of the Central District), which had been contaminated from previous uses including dry cleaners.
The site, at 1765 22nd Avenue South, is composed of three blocks, and is a 5 minute walk south of the 2024 Judkins East Link light rail station. The immediate area along Rainer includes several other new developments, including a soon-to-be-completed 186-unit apartment building by Jabooda Homes, a 62-unit townhome development by Intracorp, an Apodment micro-unit building, and a new Seattle Girls School campus.
The three- building Grand Street Commons will contain 314 affordable apartments built by Mount Baker Housing, as well as 420 market rate apartments and 50,000 - 60,000 square feet of retail and office space. The alley in the center of the site will be vacated and turned into a public plaza with a water feature. There will be 447 parking spaces as well as space for storage of 607 bicycles. The new development will be certified to the Evergreen Sustainable Development Standard.
