After plans for a nearly 300-unit mixed-use project fell through, five parcels located just north of Cal Anderson Park in Capitol Hill are up for redevelopment with affordable housing, reports Capitol Hill Seattle.

According to CHS, the Great Expectations development firm, which owns the site at 112 10th Avenue, is now looking to build a smaller project on the amorphous site featuring approximately 180 affordable housing units, accompanied by a coffee shop and a daycare.

The proposed project would require the demolition of a series of single-family homes across the street from Capitol Hill Station.

A rendering indicates that Hybrid Architectures is designing the project, which is called Alnus House.

Great Expectations has reportedly applied for funding for the Alnus development in September, and is expected to receive a decision in December.

The previously market-rate project was planned by San Francisco-based Carmel Partners, which walked away from the proposal citing high interest rates and construction costs.
