Housing Diversity Corporation and STS Construction Services co-hosted a groundbreaking ceremony last week for an eight-story mixed-use development near the upcoming California Ave SW Light Rail Station in West Seattle.

Located at 4448 California Ave SW, the project will offer 88 studio, one-, two-, and three-bedroom units, including 18 rent-restricted apartments through Seattle's Multifamily Tax Exemption Program, with 3,177 square feet of retail space at street level.

Atelier Drome is designing the seven-story development.

"The development at 4448 California advances our mission to deliver attainable housing in transit-rich locations," said Brad Padden, CEO of Housing Diversity Corporation in a news release. "We are excited to bring more homes to the dynamic neighborhood of the West Seattle Junction."

The project utilizes a combination of C-PACER green financing and traditional construction debt from First Fed Bank. The C-PACER financing will support sustainability initiatives such as energy efficiency, renewable energy implementation, and water conservation.

Nuveen Green Capital and Citizen Mint were part of the finance team for the project, which is set to open in the third quarter of 2026.

The same project team previously broke ground on another mixed-use project in West Seattle last year at 9201 Delridge Way SW.
